17 Blackheath Road, Colchester

The residential development sits to the south side of Blackheath within the Colchester Borough Council. Blackheath is a predominantly residential area of mixed character with a variety of dwelling types and sizes, ranging from 1930’s detached houses to twentieth century dwellings. 

At the time of the planning application, the site was vacant and defined by the Local Authority as “currently an eyesore” for the character of the area.

Following the pre-application and continuous conversations with the Local Authority, the new residential development has been designed to fit comfortably within the area. The number of dwellings was agreed to be nine houses with footprints pulled away from the western and northern site boundaries.

The garages and parking spaces were arranged to provide safe access to the development, each individual dwelling and accessed from central shared surface drive. Traditional building typologies of semi-detached and detached dwellings, providing 4 bedroom family houses were considered appropriate.

New dwellings are two storeys with pitched roofs, providing accommodation within the roof space and creating a cohesive townscape together with existing residential in the area.

The landscape strategy aims to create a setting that encourages healthy living for all residents whilst creating a green network of buffers and links to the surrounding neighbourhood.

Every dwelling has a private amenity space within the rear garden appropriate to its size, and are

treated in a variety of ways depending on size and anticipated usage.
